The Search Process

We offer a free, no obligation consultation, to discuss your property search criteria and what type of home you want to buy.

We will look at the areas you are interested in and suggest other parts of London.

We will compile a list of properties to meet your criteria.

When we have found properties that you like, we will arrange viewings, accompany you on viewings or view the properties for you.

We are available seven days a week to find your home and offer guidance and support. 

Our clients include first time buyers looking for a 1 or 2 bedroom flats or houses or people looking for any sized house, in any area of London, with any sized budget.

​We supply impartial advice on every property we present to you or you find.

When we find a property you like, we negotiate the lowest price.

We share details of recommended solicitors, surveyors, mortgage brokers, and removal companies, all of whom are tried and tested.

  • We will manage viewings with estate agents, or view properties for you.

  • We can recommend surveyors, solicitors, and mortgage brokers.

  • Our transparent service will take you from search, all the way through to exchange and completion of contracts.

  • We keep the process moving as smoothly and efficiently as possible, allowing the flexibility for you to be involved as much, or as little as you wish.

To proceed with a property search, you can choose one of the following search options. 

Review and feedback

Property search A:

  • We can advise you on properties you find.

  • Is this a good property to buy?

  • What is the real value of the property and what should I offer.

  • We can help you negotiate the lowest offer.

  • We can recommend tried and tested Surveyors solicitors and mortgage brokers if required.

  • How to find off market properties.

  • We can answer calls emails whatsapp  and answer any questions you have about the purchase process.

  • £500.00 This is a one off upfront fee.

Property search B

The full search and purchase support

​

  • We will search for properties that fit your criteria, arrange viewings at times that suit you, preview for you or accompany you on viewings.

  • We will check all the details about the house, flat or apartment and advise you whether this is a good property to buy. 

  • We will speak to estate agents and negotiate the lowest offer.

  • We will speak to solicitors and ensure your purchase proceeds, in a timely manner.

  • We can arrange gas and electric, fire safety and asbestos testing and ensure you are buying a safe  property. 

  • We are available to speak to email and Whatsapp questions about the properties and the process throughout the purchase.

  • We will support you through the whole process until exchange and completion and you have the keys to your home.  

Property search fee £1,500 retainer fee to start your search.

Search fee paid on exchange of contracts £5,000​

Feedback, negotiate and purchase support.

  • You find the properties and we will view them and give you feedback.

  • We will help you find off market properties. 

  • We will check all the details about the house, flat or apartment and advise you whether this is a good property to buy.

  • We will speak to estate agents and negotiate the lowest offer.

  • We will speak to solicitors and ensure your purchase proceeds, in a timely manner.

  • We can arrange gas and electric, fire safety and asbestos testing and ensure you are buying a safe  property. 

  • We are available to speak to email and Whatsapp questions about the properties and the process throughout the purchase.

Property consultation B  fee: £3,500

  • This is a one off upfront paymment.

  • There is no search fee.
